When starting the home search, there is no denying the allure of a new construction. You get to be the first person to enjoy the home – no worry of muddy carpets, old appliances, or ugly fixtures that you know you are going to replace as soon as you get in the home.

If you are considering purchasing a new construction, using a buyer’s agent is the way to go! Why you ask? It may seem like the builder’s on-site agent will be able to get the job done just as well. Here are just a few reasons using a real estate agent of your own is the BETTER choice, and why using Leslie Lowery and her team is the BEST choice:

  1. When you are buying a new construction, the builder is the seller and their on-site agent is their representative. They are not required to be licensed, so it is effectively a for sale by owner. The on-site agent is not there to represent your side of the deal AT ALL! Their job is to get the highest price for the home, so the agent will not be as willing to negotiate down in price.
  2. A real estate agent can go to bat for you, and help you review your contract. Even if you have purchased a home before, a new construction contract is a whole different animal, and an experienced agent can help you understand everything from contract deadlines, to earnest money requirements, warranties, and construction deadlines.
